Living in Marrakech

Marrakech offers several ways of living: riads and traditional houses in the UNESCO-listed medina, apartments and shops in Guéliz and Hivernage, newer residential districts around the centre, and villas with gardens in the Palmeraie or along the Ourika road. Tourism plays a large role in the city, which shapes the market for holiday lets and furnished rentals. The right neighbourhood depends mostly on how you will use the property: main home, rental investment or second home.

  • Medina: riads and houses often needing renovation, frequently reached on foot through narrow lanes (derbs).
  • Guéliz and Hivernage: city apartments close to shops and services.
  • Palmeraie and Ourika road: villas and gated communities; a car is essential.
  • Always check: titre foncier (registered title) or melkia, water and electricity meters, distance to schools.
